Most condo bathroom remodels keep the toilet, shower and vanity close to where they are today. The reason is the concrete slab: drains run through the floor to the unit below, and moving a fixture far usually means coring the slab, which many buildings restrict. Every Ontario condo corporation sets its own renovation rules, so we review yours and confirm the drain locations at the first visit. The design starts from what your building will approve.
Within those limits, a lot can change. A tub-to-shower conversion is one of the most popular condo upgrades: the tub comes out and a tiled walk-in shower with frameless glass goes in over the existing drain. Main bathrooms and ensuites both take new tile, a new vanity, better lighting and heated floors without touching the structure.
Plumbing and electrical work is done by licensed trades covered by WSIB, and we carry $2M in commercial general liability, which is what most property managers ask to see before work starts. We also check or replace the exhaust fan in every condo bathroom, because a windowless bathroom depends on ventilation to keep moisture out of the walls. Structural changes, such as moving a wall, are rare in condos and always need board approval; if your plans involve one, we raise it at the quote stage.
