The Hidden Challenges of Older Bathrooms

North York homes built before 1950 present renovation challenges that newer homes do not. We find them regularly, and we plan for them before we start.

Galvanized Steel Pipes

Original plumbing in homes from the 1920s to 1960s used galvanized steel. These pipes corrode from the inside, restricting water flow and eventually failing. We replace them with modern copper or PEX, which means opening walls and rerouting lines. We budget for that properly.

Dated Tiles and Adhesives

Materials installed decades ago are not always safe to disturb. We identify suspect materials early, bring in the right certified specialists when needed, and document everything. It can add time and cost, but cutting corners is not worth the risk to your health.

Lath and Plaster Walls

Instead of drywall, older bathrooms have walls of plaster over wooden lath. These are messy to demolish, brittle around pipe penetrations, and prone to moisture damage. We account for the extra demo time and know how to support structures as we open them.

Schluter Kerdi is a sheet-based waterproofing membrane. It bonds to your substrate and creates a continuous, flexible barrier. Water does not sit and it cannot penetrate. In an older home with a questionable subfloor, that makes all the difference.

Older Homes Need Redundancy

A single membrane is not enough on its own. We layer it: proper substrate, Kerdi waterproofing, sealed penetrations, grout, sealant. If one layer is challenged, the others catch the water. In a century home where moisture has already done damage, that redundancy is your insurance.

How do you handle older materials safely?
If your home was built decades ago and the bathroom finishes look original, some materials are not safe to simply demolish. We visually identify suspect materials, recommend the right testing before we open anything up, and bring in certified specialists when they are needed. We never assume.
How do you protect the rest of my home during demolition?
Your dedicated in-house crew is on site from start to finish, so the same people are accountable every day. We seal off the work area, lay floor protection along the path, control dust at the source, and clean up at the end of each day. No revolving door of subcontractors moving through your home.
Why does my bathroom exhaust fan vent into the attic?
Older homes often had fans vented into the attic. It was easier to install, but it is hard on your home. The trapped moisture damages roof framing and encourages mold. We reroute the duct so it exhausts outside through the soffit or roof.
What happens if you find soft joists during demo?
We stop, document it, and walk you through the options. Typically we sister new joists alongside the damaged ones or replace sections entirely. It adds some cost and time, but a soft floor is not safe to build on. We plan for this possibility in century homes so it is not a shock.
